Due diligence in Crete — a practical checklist

What to verify before committing — humidity, title, neighbourhood, and infrastructure — from someone who inspects properties on site.

Buying in Crete without local context is risky. This checklist reflects what I review during Expédition Visite days — not exhaustive, but a solid frame.

Structure & moisture

  • Signs of humidity, especially on north-facing walls and basements
  • Roof age, terrace waterproofing, drainage around the building

Legal & title

  • Clean title, boundaries, any encumbrances
  • Building permits for extensions or pools
  • Short-term rental compliance where relevant (AMA registration in Greece)

Neighbourhood & use

  • Noise patterns (tourism corridors vs residential calm)
  • Parking, access roads, future construction nearby
  • Wi-Fi and mobile coverage if you plan to work or rent

Economics

  • Realistic renovation quotes from known artisans — not optimistic single bids
  • Seasonal rental assumptions tested against comparable stock
  • Running costs: community fees, utilities, management
