Structure & moisture
- Signs of humidity, especially on north-facing walls and basements
- Roof age, terrace waterproofing, drainage around the building
Legal & title
- Clean title, boundaries, any encumbrances
- Building permits for extensions or pools
- Short-term rental compliance where relevant (AMA registration in Greece)
Neighbourhood & use
- Noise patterns (tourism corridors vs residential calm)
- Parking, access roads, future construction nearby
- Wi-Fi and mobile coverage if you plan to work or rent
Economics
- Realistic renovation quotes from known artisans — not optimistic single bids
- Seasonal rental assumptions tested against comparable stock
- Running costs: community fees, utilities, management
